Monterey Villa is Getting a New Paint Job

Sanding and Prepping the Eaves

Management has contracted with the Masters Painting & Maintenance Company in August to perform a complete pressure washing and new painting project at the Property.  Masters Painting Co. is a well known and reputable painting contractor in commercial  paint restoration / recovering projects throughout Los Angeles.

They have over 16 years experience and will bring their expertise to our resurfacing / painting including the much needed repair of the wood craftsman features that are showing wear at the eaves, while bringing us new caulking, and filling of of the surfaces around the property including in the all-new fascia boards around the roof for a new clean, sealed, and painted look.

Exterior Stucco Repair

Over the past six months the planning and selection process has involved a great deal of team work and input from multiple contractors including, designers, builders, energy efficiency contractors, carpenters, and color artists.

In keeping with our goal of promoting the health, safety, and welfare of our residents, Management has enacted its Master Plan in order to continue upgrading and maintaining the property to the highest standards.  As part of that we have been saving over the years for large capital improvements and we began our selection process for Painting Contractors back in March of this year.

Avoid Common Line Drain / Sewer Back Ups

Management is very grateful for not having any sewer problems at our properties. Due in part to good routine maintenance as well as asking that all our residents please use hair drain covers in the showers, bathtubs, and sink drains.

But you can do even more! Risks could be significantly reduced by following these simple rules when it comes to your drain:

  1. Flush only toilet paper.
  2. Install appropriate shower drain covers and clean out hair regularly.
  3. Use your garbage disposal wisely. Do not put any of the following items down your garbage disposal:
    • Egg Shells – Bones – Asparagus – Artichokes – Skins – Carrots – Celery – Coffee Grounds – Grease ( use the trash can instead) – Corn Husks – Avocado Skins

Please do your part and help your Management reduce costs of unnecessary expenses.
